Homeowner Concerns

We have reviewed all the issues and concerns that you the homeowners have brought to our attention and have prepared the outline below to include updates and/or information in response to your requests. As the HOA Management Company please be assured that the questions or concerns that have been expressed have been discussed and addressed with the developer, landscaper and porter as may be appropriate or necessary.

Developer Responsibilities:

  • The Amenity Center that was not built in phase 1: The center is currently under construction and estimated completion is approximately three months.
  • Poor lighting at front entrance: At this point brighter lights have been selected and will be installed within two weeks at the entrance and monuments.
  • No grass in the common areas: Hydro mulch was attempted twice; medium areas will now have sod per the Developer in lieu of hydro-mulch. Installation of sod is expected in approximately two weeks.
  • Landscape Design: The development was intentionally designed to incorporate natural plantings as part of its landscape. Using natural plantings would be a cost savings to the Associations and would help beautify the development. Please review the landscape design plan enclosed.
  • Dead trees/bushes: Developer is currently working with installer to replace at no cost to the HOA.
  • Street Lights: Electric Line was cut due to damage by a vehicle. Repairs have already been made.
  • Speed Limit signs: Recently installed by the developer.
  • Street Signs leaning and falling over: Developer and Builders will be implementing the maintenance and repairs to correct the leaning or fallen signs.
  • Storm drain screen at front entrance: storm drain screen has been cleaned and removed.

HOA Responsibilities:

  • Slow down Children at Play: HOA has ordered signs, install date should be within two weeks of delivery.
  • Several trees leaning: The landscaper has straightened and re-staked all leaning trees.
  • Irrigation Leaks: Irrigation controllers, sprinkler heads and valve boxes have been flagged in these areas where leaks were detected or suspected and the irrigation controllers have been set per Landscaper’s recommendations.
  • Builder trash: Porter service has been changed from bi-weekly to weekly. All current builder trash has been removed.
  • Dirt on Sidewalks: Power sweeping for dirt on sidewalks has been done.
  • Fountain: Power supply issue being addresses. Sent request for update to On-core about restoring power to fix the three phase electrical line. Estimated date of completion two weeks.
